The basic role of the real estate agent is to facilitate real estate transactions. It is done by connecting sellers of property with buyers and in the case of rentals connecting landlords with potential tenants.

Normally an agent does not charge a fixed fee for his service, but a commission based on the sales price or rent (in case of rentals). The commission is paid by the seller, but both parties have to pay for a rental transaction.

Contact them and find one that you think will work for your purposes. Then simply give the details of the property you want to sell or let out and agree on the terms and conditions between you and the agent.
A real estate agent will know the market he is working in very well and will be able to call the market price of a property at any time. That is very valuable as you will not sell or let out at too low price, alternatively ask to much and not being able to find interesting parties.
